Renters' (Reform) Bill – What Landlords & Tenants Need to Know About the Rollout Timeline
The Renters’ (Reform) Bill is set to make the most significant changes to the private rental sector in a generation. If you're a landlord, tenant, or property professional, understanding when these changes will take effect is crucial.
Here’s what we know about the provisional timeline:
The government has stated that the earliest the Bill could begin to take effect is October 2025, subject to parliamentary approval and systems being in place.
The first phase will apply to new tenancies only.
Existing tenancies will not be affected immediately.
A further review of the court system will be carried out before extending the changes to existing agreements.
The long-anticipated removal of Section 21 'no-fault' evictions will not happen until court reforms are confirmed and operational.
This ensures landlords can regain possession where justified, with the court system able to handle cases efficiently.
