A mortgage broker will be able to assist you with this saving you time and money.
Finish off any jobs that may have been left and have a good clean and de clutter. It may not be how you want to live all of the time but is really does make a difference when presenting a property for sale.
- Choose your estate agent – Do your research!
Check out reviews posted on google, social media and anywhere online! What do people say about the agents you are asking to call in?
Mystery shop them, do they answer the phone, do the staff know about their current listings? If they don’t then chances are they won’t know about yours. If an agent doesn’t know their stock then how can they effectively sell it?
How do they present their listings? Are the photos and floorplans crisp and bright? Or are they dull and lifeless? You are trusting your Estate Agent with quite likely your biggest asset you need to make sure you pick the right one!
All Estate Agents should be providing you with evidence of what has sold and what is on the market to back their price they are valuing your property at. Unfortunately not all Estate Agents will do this! Beware of the ones that pluck a figure out of the air. Properties left on the market at over inflated prices won’t sell and may result in you taking a real hit on the price later on.
Having a solicitor lined up prior to selling can really speed the process up once a sale has been agreed. The legal process can drag on and this is where sales can fall through. The national average for fall throughs is around a staggering 40%!
- Moving on
Register with estate agents in the area you are looking, they will send you new property alerts so you can see what is coming on to the market. Sometimes you will be able to view properties prior to them hitting the market if they feel they have found something that meets all of your requirements.
