With the rise of online agent’s listings by the day and fall of what some high street agents are charging why should anyone pay more than a cheap fixed fee?

The issue has arisen where many traditional high street agents haven’t raised their game over the past few years and have been left in the dark ages; they want to charge a premium price for their services whilst not offering anything in return. So choosing an online agent in this case is a no brainer. However, what about the agents who are actually offering something in exchange for their fee that will help you achieve the best price for your biggest asset.

Photography

Selling houses is more than just taking a few pictures and putting them online and waiting for the phone to ring. If your photos are dull and drab and don’t showcase your home at its best, people won’t even call up for it. Photography, professional photography transforms how your house can look online and will ultimately help get more potential buyers through the door.  

Local expertise

When your agent is local, they will have likely sold in the road along with similar properties. This means they will certainly have a healthy database of buyers on their books they can call and get through the door straight away to drum up some viewing straight away. We’ve sold properties many a time where a person has called up about a completely different property, but once we have understood their needs and listened to them we have suggested something else to look at as well. This then has led to them purchasing it. Leave nothing to chance!

Securing a buyer is the first 50% but statistically, nationally the fall through rate is around 40% believe it or not! So piecing a sale together when the chain takes a turn for the worse is where any good estate agent earns their money. Regular updates with all parties, and working together with estate agents up and down the chain to ensure everyone is on the same page keeps peace of mind and sales tied together.

 Personal service seems hard to come by nowadays. No one has any time anymore for listening and understanding that no two people are the same and no two sales are the same. An automated system is of no help when life goes in to the grey area, and let’s face it how often is life black and white?
